Serviced rooms and self-contained units around Ilford, let by the night and by the month, and turned round between the two by the office that holds the keys.

No managing agent stands between a unit and this office. The departure, the strip, the clean, the linen set, the inspection and the key release are all done in-house, and each of them is written up on the day it happens. The dial in the right-hand gutter governs all of it, and follows you to every page of this site.

The gap is the job

A short stay ends at a fixed hour and the next begins at a fixed hour, and everything that has to happen to the room happens in the gap between. Five stages fill it, in this order, and the order is not negotiable: a clean floor cannot be walked over by a strip left late, and a key cannot cross the counter before an inspection sheet is signed.

Five arcs, five cards

Each card is the stage as the changeover pair carry it on the sheet: the reference, the minutes it is planned at, who does it, and what is written down afterwards. Those minutes are the ones loaded into the calculator below, so changing them there redraws the arcs in the gutter.

Strip bedding out, nothing else

Bedding and towels come off and go straight into the bag. Nothing is washed at this stage and nothing is pushed into a cupboard: the room is emptied so that the clean starts on a clear floor.

Written
Bag count, anything left behind, unit reference, the time the room was emptied

CO·0270 min

Clean bathroom, kitchen, floors

Bathroom first, kitchen second, floors last, so that nothing already finished is walked across. The shower screen, the kettle base and the underside of the hob grid are the three looked at twice.

Start and finish time, and any part that has to be ordered rather than fixed

CO·0325 min

Linen sealed set per bed

A sealed set comes out of the linen store for each bed. The used set is tagged with the unit reference before it leaves the building, so a short pillowcase has an address.

Written
Sets out, sets back, and the unit reference on every tag

CO·0420 min

Inspection a fixed walk, in order

The sheet is walked in one order and the order does not change: smoke alarm tested, hot water run at the basin, window restrictor tried, hob isolator checked, meter photographed.

A second person, never the one who cleaned
Written
Each line initialled; the meter photograph filed against the unit

Key release the fifth arc

No key leaves the office while a line on the inspection sheet is unsigned. This is the fifth arc on the dial and deliberately not one of the calculator's four minute fields: it is the consequence of the other four, not a task to be squeezed.

When a stage overruns

Overruns are logged, not absorbed quietly. The pair writes the stage, the minutes over and the reason on the same sheet — a blocked waste, a bed frame to rebuild, a part to fetch. The office then moves the arrival time rather than shortening the inspection and messages the guest with the new time. The inspection is the one stage never cut: it is the stage that releases the key.

Changeover window calculator

Two times and four durations. The arithmetic prints line by line under the fields so that it can be argued with, and the gutter dial redraws from the same numbers. The key release is added on the dial after the four, which is why the clock closes later than the required total alone.

Required20 + 70 + 25 + 20 = 135 minutes

Slack300 − 135 = 165 minutes spare

Latest start15:00 − 135 = 12:45

A planning guide for laying out a day, nothing more. It is not a promise about any particular unit on any particular morning: a stage that overruns moves the arrival time, and the guest is told before it does.

Nights on a period sheet

Short-stay letting is counted in nights, and the count is kept plainly: nights booked over nights in the period, printed as the division it is. No target is attached to it here and none is implied; a quiet fortnight in a month with a long works order in it is a fact, not a failure.

Nights sheet

Division18 ÷ 30 = 0.600

Nights not booked30 − 18 = 12 nights

A counting sheet, used for ordering linen and rostering the changeover pair. It carries no benchmark and sets no goal.

To a guest The two hours that are yours to know

Departure is by 10:00 and arrival is from 15:00. Those two hours are the edges of the changeover, not a preference: the five arcs on the dial sit between them. Arriving in east London before 15:00, bags wait in the hall rather than the room, which is still inside its inspection. If a stage overruns you are messaged with a new arrival time.

On arrival: a sealed linen set per bed, a towel set per guest, the meter reading taken at the start of the stay, and a card on the counter carrying the unit reference. Short stays sets out the rest, including what happens when a stay is extended into the night that was already being turned round.

To a landlord What this office takes on, and what stays with you

What comes here: the keys and their register, the linen store, the changeover sheet, the inspection sheet, the certificate diary and the correspondence with occupiers. What stays with you: the title and whatever your lease or freehold obliges you to, the buildings insurance, the ground rent or service charge, and works beyond a part replaced during a changeover.

Records are written up unit by unit, so a file can be handed back in one piece. Longer lets explains the longer end of the same arrangement, and records kept in-house lists what sits in the file and the interval each runs for.

The ground this schedule covers

Everything is within one changeover round of the registered office, which is the practical limit on the work: the pair that strips a room has to reach the next one without the dial running out. That puts the schedule along the Ilford, Seven Kings and Goodmayes stretch, either side of the High Road, inside the London Borough of Redbridge.

Drawn by hand, not to scale, and not a map of individual units: it marks the registered office and the stretch the changeover round is planned across.

The company behind the changeover

These are the only facts about the company itself that this site publishes. Nothing about any individual is published here, and no figure on this site is offered as a price.

The one address, and what to put in it

One address is published and it is read by the office rather than by a desk: stays@urbanvalueproperties.space. Put the unit reference and the date of the stay in the subject line if you have them, because that is how a message is matched to a changeover sheet. No telephone number is published here; a number is given on the arrival card for the unit, so it reaches whoever holds that key.
